Riverton announces further new development of the Hamilton farm property. Just some brief background and history of this property. This property was long owned by the Hamilton’s. They did a land swap with the church and traded the LDS church for their property located around and near the present Wal-mart super center along bangerter. This left the Church with this large track of land located in the middle of Herriman, extending east into Riverton.
Riverton and Herriman each had vastly different visions on what they wanted for the property. Herriman wanted to develop it ASAP and put Towne Center on it. Riverton chose a wait and see approach.
The devil is in the details, The interesting thing about this property is the process by which each city approved the development. Riverton had guarantees for the commercial development, FIRST. The huge commercial development over our eastern border along mountain view was announced early last summer. Now we are seeing the approval of the residential element. I think Herriman leaders should take note of the process of this. Herriman’s approach has always been lets use residential zoning as leverage for commercial.
I may be one of the few that does not like daybreak. My wife loves it. I don’t like shared driveways and I see beyond the boutique nature of the development and see lots of downsides in the future. The question is what has Riverton done with the residential element to make it a net positive for the community? That will be interesting to see what they have done different than herriman. Leaders and residents aught be paying close attention.
